These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2015 International Building Code,) (2015 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2015 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. The conversion of the Garage into living space requires that the existing walls, windows and floor meet the minimum requirements of the current Energy Code. R-21 is required in exterior walls and R-30 is required in the floor. Show how you will meet the requirements of the 2015 energy code on the plans and in section drawings. 2. Provide minimum R-10 rigid insulation at headers. Show on section drawings. 3. Provide insulation baffle over insulation at exterior walls. The baffle shall extend 6 inches vertically above batt insulation and 12 inches vertically above loosefill insulation. Show requirement on plans. Maintain minimum 1 inch clear air space over the insulation. 4. The specific requirements for the Energy Credits from Table 406.2 WSEC shall be shown on the plans. Do not simply reference the option chosen.
