z <br /> Handrails shall not project more than 4-1/2 inches (114 mm) on either side of the stairway <br /> and the clear width of the stairway at and below the handrail height, including treads and <br /> landings, shall be not less than 31-1/2 inches (787 mm) where a handrail is installed on <br /> one side and 27 inches (698 mm) where handrails are provided on both sides. <br /> R311.7.2 Headroom. The headroom in stairways shall be not less than 6 feet 8 inches <br /> (2032 mm) measured vertically from the sloped line adjoining the tread nosing or from the <br /> floor surface of the landing or platform on that portion of the stairway. <br /> 6. The stairs to the Master Bedroom do not appear to provide the minimum required <br /> headroom. Show how the existing roof structure will be modified to gain the required <br /> headroom over the stairs. <br /> 7. Please verify the area of all additions and the area of the garage being converted into living <br /> space. Area calculations are based on the dimensions to the outside of exterior walls. <br /> 8. Provide a minimum 36 inch landing measured in the direction of travel at the front door. <br /> Landing shall be at least as wide as the door. If 4 or more risers are present, provide a <br /> handrail per section R311.7.8 IRC. Show on plans. Show a landing at the rear door from <br /> the Recreation Room and at Bedroom #5. Specify 7-3/4 inch maximum rise. <br /> 9. The details on sheet A04 show brick veneer with 3-1/2 inches between the bricks and the <br /> framed wall. The text calls out a one inch air space. Please correct. Specify scale of section <br /> drawings. Callouts on sheet A04 refer to details 1 and 2 on sheet A05. Please correct. <br /> 10. Show new concrete on foundation plan. Use a different symbol to represent existing <br /> concrete and new concrete. <br /> 11. Provide section drawing for new foundation with brick veneer. Show brick veneer on all <br /> plan views and on the section drawing on sheet A11. <br /> 12. Show brick veneer on foundation plan, Lower Floor Plan and on elevations. <br /> 13. The fireplace on the lower level in Bedroom #6 shows the opening on the exterior of the <br /> building. Please correct. <br /> 14. Provide 110 volt smoke alarm with battery backup in the area giving access to the sleeping <br /> rooms on the lower floor level.
