This email will serve as the review letter. The <br /> comments below should be addressed. Two revised full-sized hard-copies of the drawings should be submitted for <br /> review. An itemized response letter stating how each comment has been addressed should be included with the <br /> drawing. Additional revised documentation, including but not limited structural calculations and other supporting <br /> documentation, should be submitted as required. <br /> Comments <br /> 1. Sheet G0.00 states the occupancy as A-2 and B. Note that the occupant load does not appear to exceed 50 and <br /> may be considered as a B occupancy per IBC Section 303.1.2. The occupancy should be confirm and the <br /> occupant load specified in the drawings. Note that if the occupancy is A-2, additional requirements apply <br /> including but not limited to two exits, panic hardware, exit signs, and interior and exterior egress lighting. See <br /> also IEBC Chapter 10. <br /> 2. The proposed project includes a large storage area. The following comments should be addressed: <br /> a. Sheet G0.00 should state S-1 in the occupancies. <br /> b. The building is understood to be a B-occupancy. The proposed use would change the occupancy to <br /> include S-1. This is an occupancy change per IEBC Chapter 10. Per IEBC Section 1011.6.1,this is a higher <br /> risk occupancy are requiring modifications to the building for fire protection. Details for the exterior <br /> walls should be submitted for review. Alternatively, documentation substantiating that the existing <br /> building has been previously permitted as an S-1 occupancy should be submitted for review. <br /> 3. Sheet G0.00 lists the addition of a fire alarm system. It is unclear if this is a voluntary or mandatory. See <br /> comments above and clarify if this is related to one of the indicated occupancy changes. <br /> 4. The door between the dining area and the kitchen does not comply with the requirements for accessible <br /> doorways per ICC A117.1-09 Figure 404.2.3.2 and should be revised. Note that if a latch and closer are provided, <br /> the door requires side clearances for both directions. See IBC Section 1101.2. <br /> 5. The rest room should specify an exhaust fan. <br /> Please contact me if you have questions.
