James Bronder
From: James Bronder
Sent: Tuesday, May 30, 2023 2:16 PM
To: anthony@cornerstonehomes.com
Subject: Correction Notice 1 - B2304-057 & B2304-058
Anthony,
Please respond to the following comments regarding these permits:
1. Some of the proposed shear walls have wall discontinuities between the upper floor and the main floor
levels(e.g. at front and rear elevations—for instance, there appears to be a discontinuity where the upper floor
shear wall is supporting by the proposed garage door glulam beam). Please provide additional details and
structural calculations addressing how the localized shear transfers and overturning forces are resolved out of
the upper floor shear walls. IBC 1604.4.
2. Please provide a Schedule of Special Inspections. For instance the proposed use of shear walls where edge
nailing spacing is less the 4" oc would appear to be required per IBC 1705.12.2.
3. On Details D-1 and D-2/A-10 of the B2304-057 permit, please verify the adequacy of the basement wall as it
appears that the 9'-0" soil height exceeds the active design pressure condition per IBC 1610.1 and may require
designs to higher pressures in addition to seismic lateral earth pressures per IBC 1807.2.2. Also, the details
specify and rebar fy=40 ksi, but the plans indicate a use of 60 ksi on Sheet G1. Please clarify. IBC 107.2.1,
1610.1, 1807.2.2.
Thank you,
James Bronder, P.E., S.E.
Li
Associate Engineer—Plans Examiner I Permit Services
425.257.8810 13200 Cedar Street, 2nd Floor, Everett, WA 98201
EVERETT Phone Hours: M/W/Th: 8 a.m.—12 p.m & 1 p.m.—3 p.m.
everettwa.gov/permits I Facebook I Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
1
