INTRODUCTION The purpose of this commissioning plan is to provide an outline of how commissioning activities will be integrated to the construction and trade activities. /t also serves as a guideline for the coordination and communication of commissioning activities and issues. The responsibilities required of the commissioning team are to provide the Owner verification of the various system installations and operations are per the design intent and ensure a smooth turn-over of systems. A. Commissioning Plan This commissioning plan outlines the Commissioning Process for St Mary Magdalen ES, Everett, WA. Herein described are the responsibilities of the various parties involved in the commissioning process and the procedures for all parties to ensure the facility is installed, started, tested, and documented to meet the Owners needs and to ensure that the operator's personnel are fully trained. The intent of this plan is to verify that the project's energy-related systems are installed, calibrated and perform as intended. It is a requirement of the prerequisite that the project team develops and utilizes a commissioning plan. This plan shall be used by the project team as a working document to assist in achieving the common goal of successfully completing and commissioning the buildings systems to satisfy the goals defined by the owner's project requirements. B. Commissioning Overview Commissioning is the systematic process of ensuring that all building systems perform interactively according to the design intent and the Owner's operational needs. The commissioning process involves all the parties involved in the design and construction process as well as the Owner and the Commissioning Authority. For this project, Cx begins in the construction process, past acceptance of the building and systems, and into the early occupancy of the building. Primary elements of commissioning include: 1. Submittal process of receiving all the factory test results that had been witness at the place of manufacture. And document with a project representative presence, that all material and equipment is received on-site in good condition and per the specifications and approvals. 2. Ensuring that the systems installed are operable and maintainable. 3. Testing of the components and equipment, to ensure that they are interacting and performing optimally. 4. Ensuring that the design intent, the installations and the O&M requirements are clearly and thoroughly documented. 5.
