Commissioning Plan Page 3 <br /> II. GENERAL <br /> A. Definitions and Abbreviations <br /> 1. Commissioning (Cx): The process of ensuring that all building systems perform <br /> interactively according to the design intent, the systems are efficient and cost <br /> effective and meet the owner's operational needs. <br /> 2. Commissioning Authority (CA): The entity engaged by the Contractor to <br /> operate the commissioning process. <br /> 3. Commissioning Coordinator: A representative responsible for coordinating <br /> commissioning activities on behalf of each subcontractor. Each Contractor will <br /> participate as a member of the project Commissioning Team. <br /> 4. Commissioning Team (CxT): The group of parties involved with the <br /> commissioning process of any given system. The team will generally include a <br /> core group involved with all systems. This core group will generally include the <br /> CA, the Owner PM, the Testing Contractor, and the CM/GC. On any given <br /> system the team will also include the Cx Coordinator of the contractor(s) <br /> responsible for the systems or equipment. <br /> 5. Contractor: As used herein is a general reference to the applicable installing <br /> party and can therefore refer to the GC, subcontractors, or vendors. <br /> 6. Contract Documents: The documents governing the relationships between <br /> parties involved in the design and construction of this project including: <br /> a) Agreements/Contracts <br /> b) Contract Construction Plans <br /> c) Contract Specifications <br /> d) Addenda <br /> e) Change Orders <br /> 7. Construction Documents: Generally the part of the Contract documents that <br /> dictate the installation (all but item "a" above) <br /> 8. Construction Manager (PM): Person in employ of owner who is in charge of the <br /> construction coordination for the project <br /> 9. Deficiency: a condition in the installation or function of a component, piece of <br /> equipment, or system that is not in compliance with the Contract Documents, <br /> does not perform properly, or is not complying with the Owner's Project <br /> Requirements. Deficiencies shall be indicated on commissioning issue logs, <br /> observation reports or commissioning test results. Deficiencies are to be <br /> corrected by the installing contractor until correct function is achieved. <br /> 10. DDC: Direct Digital Control: the computer based control or automation system. <br /> 11. Functional Performance Test (FPT): Detailed operational verifications intended <br /> to demonstrate correct system operation under all modes of operation. Tests <br /> include applicable pass/fail criteria. Tests procedures are laid out step-by-step to <br /> verify complete system operation and successful interactions with related <br /> components and systems. <br /> 12. General Contractor (GC): The installing party, subcontractors, and vendors. <br /> 13. Owner: Entity with the highest level of responsibility for directing the project. <br /> 14. Owners Project Requirements (OPR): a dynamic document that provides the <br /> explanation of the ideas, concepts, and criteria that are considered to be very <br /> important to the Owner. <br /> 15.
