Exhibit C <br />EXHIBIT C <br />FORM OF STANDARD LICENSE TO USE CITY PROPERTY <br /> <br /> <br /> This Standard License to Use City Property (“License”) is made as of the Effective Date in <br />Part A below and is between the City of Everett, a Washington municipal corporation (the “City”), <br />and the person identified as Licensee in Part A below (“Licensee”). In consideration of the <br />covenants, terms and conditions set forth below, and for good and valuable consideration, the <br />receipt and sufficiency of which are hereby acknowledged, the City and Licensee agree as follows: <br />A. SPECIFIC LICENSE PROVISIONS <br />The following definitions and provisions apply and are part of this License: <br />Licensee <br />5500 S. 1st Avenue, LLC <br />7500 Roosevelt Way NE <br />Seattle, WA 98115 <br />gordon@rpaseattle.com <br />Effective Date The Effective Date of this License is the date of the closing of the sale of the <br />Licensed Property from the Licensee to the City. <br />Term Two years starting on the Effective Date of this License, subject to rights of <br />termination set forth below. <br />Licensed <br />Property <br />Snohomish County Parcel No. 00500302800600, which is at the <br />intersection of S. 1st Avenue and Lenora Street in Everett. <br /> <br />Rent None <br /> <br />Approved Use Licensee is the owner of nearby Snohomish County Parcel Number <br />00500303000100 (the “Neighboring Parcel”). The Neighboring Parcel is <br />leased by Licensee to a commercial tenant (“Licensee’s Tenant”). <br /> <br />The Approved Use of this License is as follows: Licensee may allow the <br />employees of the Licensee’s Tenant to park their vehicles on the Licensed <br />Property. <br /> <br />Parking may be limited to space for eight (8) vehicles and is subject to <br />relocation from time to time to accommodate construction on the Real <br />Property. City shall provide up to date information regarding the location <br />of reserved parking. <br />
