It appears that the floor plan on sheet Al does not include the occupancy groups or occupant <br /> loads for the tenant improvement spaces in the area of work. IBC 302.1. <br /> Fire Protection: <br /> 2. The tenant improvement will cause the primary occupancy group in the area of work to be an <br /> assembly occupancy (A-3). The existing walls between the area of work and the adjoining <br /> building is not identified as a fire rated wall assembly. What are the occupancy groups of the <br /> adjoining spaces and does this trigger required separation of occupancies per IBC Table 508.4? <br /> Egress: <br /> 3. Egress routes are not clearly identified. Providing an egress plan with the occupant loads, exit <br /> access, exit, and exit discharge components with consideration for the adjoining spaces would <br /> provide clarification on the planned egress of the space. IBC 107.2.3 <br /> Accessibility: <br /> 4. It appears that the new tenant access door into the commercial tenant space below the <br /> mezzanine does not accommodate a landing at the top of the existing ramp as required per IBC <br /> 1012.6.3. <br /> 5. It appears that the 3'-6"step between the fitness area and the bouldering area has no guard. <br /> Considering it is more than 30 inches between the levels a guard is required per IBC 1015.2. <br /> Miscellaneous: <br /> 6. It appears that the mezzanine is to be walled off from the story below but per IBC 505.2.3 it <br /> must be open and unobstructed except for a wall not more than 42 inches in height. The <br /> exception that it does not have to be opened when the occupant load is not greater than 10 <br /> may apply. Occupant loads should be shown per the first comment. <br /> 7. On sheet A2 the section at the mezzanine in detail 2 should show the clear height above and <br /> below the mezzanine floor. IBC 505.2. <br /> Structural <br /> Lateral System: <br /> 1. It appears that the lateral load path at the new mezzanine framing may be the two columns <br /> that the framing attaches to and not the relatively flexible new shear walls. Please verify that <br /> the existing columns have the ability to carry lateral loading from the mezzanine.
