the clubhouse, between the clubhouse and 121st Street SE, and are not located between the <br /> clubhouse and any on-site critical areas. Buffer impacts will be mitigated for via buffer <br /> enhancement at a 1:1 ratio. <br /> In addition to the clubhouse expansion, the applicant is proposing to reduce the size of the <br /> associated clubhouse parking lot.During pre-application discussion with the City of Everett,it was <br /> discovered that the clubhouse parking lot was not built to the specifications approved by the City. <br /> The approved parking lot provided six parking spaces for the clubhouse. The built parking lot <br /> provides eleven parking spaces. The larger parking lot impacted 1,111 square feet of area within <br /> the standard buffer of Wetland A. The existing parking will be brought into into compliance with <br /> the approved parking lot design as part of this proposal. As the expanded parking lot impacted <br /> wetland and stream buffer areas, buffer enhancement will be provided as mitigation for the <br /> impacts. Mitigation will be provided at a 1:1 ratio and be contiguous with the enhancement <br /> provided for the clubhouse expansion. In total, 1,128 square feet of buffer enhancement is <br /> proposed as part of this project. Buffer enhancement will be located east of the clubhouse and <br /> include removing 'invasive species from wetland and stream buffer areas and planting native trees <br /> and shrubs. <br /> 2.0 CRITICAL AREAS DETERMINATION <br /> 2.1 REVIEW OF EXISTING INFORMATION <br /> Prior to conducting the site investigation, public resource information was reviewed to gather <br /> background information regarding wetlands, streams, and other critical areas on the subject <br /> property and in the surrounding area. These sources included the following: <br /> • USDA/Natural Resources Conservation Service (NRCS) Web Soil Survey The Web Soil <br /> Survey indicates that the project site and surrounding area are underlain by MckKenna <br /> gravelly silt loam (0 to 8 percent slopes) and Alderwood-Urban land complex (2 to 8 percent <br /> slopes). <br /> - • United States Fish and Wildlife Service SFWS National Wetlands Invento :The NWI map <br /> depicts a large wetland complex associated with Silver Lake and Silver Lake itself in <br /> approximately the same alignment as Wetland A and Silver Lake were observed during the site <br /> investigation. A riverine channel is mapped in a similar location as Silver Lake Creek was <br /> observed. No other wetlands or streams are shown near the project location. <br /> • Washington Department of Fish and Wildlife (WDFW) SalmonScapeInteractive Mapping <br /> System: This resource maps Silver Lake and Silver Lake Creek in approximately the same <br /> alignment as they were observed during the site investigation. The portions of Silver Lake <br /> Creek and Silver Lake near the site are not mapped as habitat for any salmonid species. <br /> Beginning approximately 1,000 feet downstream of the site, Silver Lake Creek is identified as <br /> documented habitat for Coastal Cutthroat Trout. <br /> .
