I have a few comments and questions on this plan. I have marked up
the landscape plan and have reattached it to this email.
I have some questions about the quantity of trees and shrubs provided. Please note Type III landscaping
spacings/densities are specified in EMC 19.35.050.C.
It appears one additional tree should be added to the northern property line (trees should be 30-feet on
center) and the shrub quantities will need to be increased since, shrubs "shall be planted at a density of
five shrubs per one hundred square feet of that portion of the landscape area which is not planted in
ground cover. Ground cover may be used for up to seventy-five percent of the required ninety percent
coverage."
Please have your landscape architect provide calculations or explanation how the proposal meets the
Type III landscaping requirements. Otherwise, please have the designer/landscape architect revise these
plans to meet those specified densities and spacings per EMC 19.35.050.C. Please also confirm the
approximate existing fencing location I drew on these plans.
The plans appear to almost be there. I will be able to upload revised documents as soon as they are
provided.
Thank you,
- Teddi Holbrook
Associate Planner I Community, Planning& Economic Development
425.257.7284 3200 Cedar Street 2nd FI., Everett, WA 98201
EVERETT everettwa.gov Facebook I Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to
disclosure pursuant to the Public Records Act.
