It appears that fence in light blue may be located in the right of way,and the assigned Public Works reviewer will review at the time of submittal. On the north side, that green outline appears to be consistent with the planting bed already onsite.This bed is only Oft 6in in some areas, does that need to be expanded the 6 inches to meet the 5 foot requirements or will the City give us a waiver on that requirement due to the amount of effort needed to expand an existing planting bed?Any deviation from landscaping standards would trigger the need for another Land Use application (Landscape Modification, a Review Process 1).To avoid an additional process, please provide landscaping matching the widths and types shown on my approximate plan copied above. In red along the southern boundary,these are the other two lots that while not being improved; do impact the screening of the property. Will it suffice to use screening on the existing fences along this boundary or will these areas also need landscape screening?Screening on the fencing around/within those lots to the south of the project site will suffice.
