•
Drew Martin
From: Drew Martin
Sent: Tuesday, February 28, 2023 11:20 AM
To: lbogard@bp-eng.com
Subject: City of Everett Permit Services: 801 East Casino Road (M2302-034) - First Building
Review
Hello, Lee.
We have completed the first review of the building plans for this project. This email will serve as the review letter. The
comments below should be addressed. An itemized response letter stating how each comment has been addressed
should be included with the drawing. Additional revised documentation, including but not limited structural calculations
and other supporting documentation, should be submitted as required.
Two revised full-sized hard-copies of the drawings should be submitted for review. However, based on the comments
and pending the responses,we may be able to amend the existing submitted drawings (e.g.,tape in revised and
additional details, etc.). This can be discussed further as needed; please copy or attach this email for future reference as
this is not our typical procedure.
Comments
1. The proposed work includes suspended equipment exceeding 20 lbs. This equipment requires
independent support and seismic bracing. Note that Detail 2/M3.2 does not provide detailed
requirements and only addresses suspension of the heat pumps;the fans also require support and
bracing. Details should be included in the drawings. Calculations substantiating the design should be
submitted for review. The design should comply with ASCE 7-16 Chapter 13. See IBC Section 1613.1.
2. The proposed work includes replacement of existing suspended units with new units, including but not limited
to the heat pumps, that significantly exceed the weight of the existing units. The following comments should be
addressed:
a. Calculations evaluating the strength of the structure supporting the units in addition to existing loads
(e.g., self-weight, snow, etc.), including but not limited to joists and supporting beams and columns,
should be submitted for review. See IBC Section 1604.1 and 1604.4.
b. Details for the installation of the units should be submitted for review.
c. Continuing with the previous comment, an additional Building permit application must be submitted if
structural modifications are required. Minor modifications such as penetrations through and blocking of
the roof sheathing to create small duct openings may be included in the Mechanical permit
details. Note that if a Building permit application is required, the Mechanical permit cannot be issued
until the Building permit is approved.
Please let me know if you have questions.
Drew Martin, P.E.,S.E.
LiAssociate Engineer—Commercial Plans Examiner I Permit Services
425.257.8810 13200 Cedar Street, 2"d Floor, Everett,WA 98201
EVERETT Phone Hours: M/W/T: 8 am - 12 pm &1 pm 3 pm;Tu: 1:00pm-3:00pm
everettwa.gov/permits I Facebook I Twitter
Note:Emails and attachments sent to and from the City of Everett are public records and may be subject to disclosure pursuant to the Public
Records Act.
1
