Hi Riley,
I confirmed with the rest of planning staff that this is an allowed use in the M-M zone. It falls under the "Welding,
fabrication or machine shop" category. Please move forward with submitting the building permit application. We do
not necessarily need a detailed site plan, as only interior work is proposed. However,we still at least need an aerial
image of the site that clearly shows the parking lot with a breakdown of the parking requirements.
Thanks,
- Alexandria Byrd
Assistant Planner I Community, Planning & Economic Development
425.257.7281 13200 Cedar Street 2"d FI., Everett,WA 98201
EVERETT everettwa.gov I Facebook I Twitter
From: Riley Coghlan <Coghlan@pageandbeard.com>
Sent: Friday, February 7, 2020 2:27 PM
To:Alex Byrd <AByrd@everettwa.gov>
Cc: Mike Birdwell<Mike@birdwelImachine.com>; Galen Page<page@pageandbeard.com>; Annie Hilleary
<annie@pageandbeard.com>
Subject: Plan Intake Questions- 1420 80th St SW, SUITE#D
Hello Alex,
I was at the counter this morning with Mike Birdwell (the owner of the project in question). I was talking to Drew Martin
while you were discussing the Planning Review with Mike, so unfortunately I missed some of the exact feedback. Our
project address is 1420 80t" St SW, SUITE#D, Everett, WA 98203. Project scope is a tenant improvement in the existing
Building B, Suite#D.
Per Title 19 Zoning Code, Chapter 19.05,Table 5.2, it appears that light manufacturing is an acceptable use in the M-M
Zone. Is simply stating this on the cover sheet sufficient?
You wrote down that we need 1 parking stall per 400sf of office space and 1 stall per 750sf of light manufacturing space.
Based on this, 14 stalls are required:
• Proposed Office Space:
o 1,395sf/400=4 stalls
• Proposed Light Manufacturing Space:
o 6971sf/750= 10 stalls
• TOTAL STALLS: 14
Based on my site observations and the attached site plan from the T.I. of the former tenant of Suite D (which I
downloaded from Everett's Digital Records Center), it is clear that there are more than 14 stalls available. (The attached
site plan shows 47 stalls)
Rather than drawing a new site plan exclusively to document existing and conforming conditions, would it be
acceptable to make a statement on the coversheet that the existing conditions are compliant and include the above
math?
Is there anything else you need in order to begin your review?
3
