You are <br /> proposing to use the multifamily off-street parking reduction option for transportation characteristics found in EMC 19.34 <br /> Table 34-4. This reduces your required off-street parking requirement by one (1)space. EMC 19.34.100.A.1 states <br /> required off-street parking for residential uses shall be provided on the same lot as the dwelling it is required to serve. The <br /> proposed parking space on the adjacent property to the north cannot be approved; all required parking must be on-site. In <br /> addition, because Parking Area B requires a minimum of 1 stall per unit(EMC 19.34.025 Table 34-2)and tandem parking <br /> can only be allotted to a singular unit (EMC 19.34.120.D.)the tandem parking as an alternative proposal cannot be <br /> supported/approved. The three (3) required parking spaces must be in a non-tandem layout.Any tandem stall proposed <br /> in excess of the three (3) non-tandem spaces would essentially act as a bonus parking stall for an individual unit. <br /> A fix I see for supplying the minimum required parking on-site would be to convert only half of the existing detached <br /> garage to a dwelling and leave one garage bay for parking. The other two required off-street parking spaces would be <br /> surface parking off the alley in a side-by-side formation. <br /> In addition to revised building plans for the detached garage conversion (B2005-036)we will need a revised site plan <br /> showing all three parking spaces as described above. Please make sure that the adjacent property to the north is not <br /> included in the site plan.
