Exhibit B <br />Operation and Maintenance Duties <br /> <br />The Port’s operation and maintenance obligations are: <br /> <br />a) Float repair <br />b) Lighting and electrical repairs <br />c) Parking lot striping, sweeping, and asphalt repairs <br />d) Irrigation repairs <br />e) Signage repairs <br />f) General landscape maintenance <br />g) Clean restrooms and dump garbage <br />h) Respond to and clean up spills <br />i) Report spills as required by law <br />j) Ticket machine maintenance and management <br />k) Parking maintenance and management <br />l) Other maintenance and operation actions valued at Ten Thousand Dollars ($10,000) or less <br />m) Other routine maintenance and operation actions that occur on an annual or more frequent <br />basis <br /> <br />The Port shall perform all activities consistent with law and shall obtain all permits, approvals, <br />and permissions required under federal, state, or local law or regulation for such activities. <br />
