Site Plan.The site plan identifies an existing side setback of 2.5' and proposes the new addition be constructed <br /> at this same setback; it is unclear where this setback data is being generated from.A minimum 5'setback was <br /> required at time of original construction of the house and was indicated as such on the approved site plan. (For <br /> reference,you can find permit history including the previously approved site plan via the City's Digital Records <br /> Center.) If the house was incorrectly constructed at 2.5'from the property line despite being approved at 5',the <br /> proposed addition still needs to meet the minimum 5' setback required by Code—Planning staff cannot approve <br /> an expansion of an illegal setback. Please review and revise the proposal and/or site plan accordingly. Please <br /> refer to the minimum residential site plan checklist for all required details. Note:any building or addition <br /> proposed within 1'of a required setback requires a survey in accordance with EMC 19.39.070. <br /> The residential construction submittal checklist is available online and includes the minimum residential site plan <br /> checklist and building height handout.The interim permit intake/resubmittal policy is available via the "website&online <br /> resources" link in my signature. Please submit at minimum 2 copies of any revised documents/plans.
