0 0
Kelsey Heyd
From: Kelsey Heyd
Sent: Tuesday, December 22, 2020 1:14 PM
To: draftnw@gmail.com
Subject: B2012-026 - 130 W Intercity Ave
Good Afternoon,
Thank you for submitting a building permit application (B2012-026)for the proposed work at 130 W Intercity Ave. I am
the planner conducting the intake review for this application; please note the following comments are not a thorough
plan check review and they only address larger zoning compliance points and the submittal checklist.Your permit
application cannot be routed for review and is on hold until the following revisions have been addressed:
1. Site Plan. The site plan identifies an existing side setback of 2.5' and proposes the new addition be constructed
at this same setback; it is unclear where this setback data is being generated from.A minimum 5'setback was
required at time of original construction of the house and was indicated as such on the approved site plan. (For
reference, you can find permit history including the previously approved site plan via the City's Digital Records
Center.) If the house was incorrectly constructed at 2.5'from the property line despite being approved at 5',the
proposed addition still needs to meet the minimum 5' setback required by Code—Planning staff cannot approve
an expansion of an illegal setback. Please review and revise the proposal and/or site plan accordingly. Please
refer to the minimum residential site plan checklist for all required details. Note:any building or addition
proposed within 1'of a required setback requires a survey in accordance with EMC 19.39.070.
The residential construction submittal checklist is available online and includes the minimum residential site plan
checklist and building height handout. The interim permit intake/resubmittal policy is available via the "website&online
resources" link in my signature. Please submit at minimum 2 copies of any revised documents/plans. If you have any
Planning related questions, please contact me directly via email.
These comments are only related to the land use code and do not account for all possible requirements from other
departments. For general permit questions, please contact Permit Services at everetteps@everettwa.gov or
425.257.8810. In the meantime this permit application is on hold until the requested revisions have been received
demonstrating compliance with the code and submittal checklists.
Thanks,
Kelsey Heyd
iim
- Associate Planner I Community, Planning & Economic Development
425.257.8731 13200 Cedar Street 2nd Fl., Everett,WA 98201
EVERETT everettwa.gov I Facebook I Twitter
Please reference our website&online resources for updates to our service.
