3.4-Critical Areas and Flood Plain <br /> There are no critical areas or flood plains on nor adjacent to this site. <br /> 3.5-Assessment Summary <br /> There does not appear to be any relevant nor significant chance of any impacts to fish habitat, groundwater <br /> levels or quality nor any other environmental features by the proposed development. There are no existing <br /> frontage improvements along View Ridge Drive and the existing street drainage flows west from this parcel. <br /> There will be no downstream net affect due to the proposed impervious areas. The proposed impervious <br /> area of the site is 7,742 SF. <br /> A...There are 3 mature on-site significant trees. <br /> B. The SFR is proposed to connect its roof drains to the storm drainage line that runs along the north side <br /> of the site and the driveway to sheet flow its stormwater runoff across the 24" dispersion berm to the <br /> landscape areas with compost amended soil. <br /> C. 50 % of the site is proposed to be disturbed with the foundation and grading operation. <br /> D/E/F. The house/garage is to be constructed 98 feet from the ROW(garage). Note face of garage is <br /> required to be 20 feet min from ROW with side & back yards 5 feet off of property lines. <br /> G. No porous/pervious paving is proposed. <br /> H. The driveway for the SFR is to sheet flow its stormwater runoff across the 24" dispersion berm to the <br /> landscape areas with compost amended soil. <br /> I...The new house will be 2 story. <br /> J. The House will be built with 14' wide looped driveway coming off of View Ridge Dr ROW so as to <br /> manage ease of access to street then widen out to 42 feet at the house. <br /> K. Landscaping areas to have compost amended soils per BMP T5.13 where disturbed and front lawn area <br /> that receives the driveway drainage. <br /> 3.6-Facility Sizing and Downstream Analysis <br /> Downstream Analysis 114 mile <br /> Drainage from this site sheet flows north across the lawn to Olympic Blvd where it is collected in CBs along <br /> the south side of the street flowing to the west. Once past the site to the west the culvert outlets to the <br /> grass lined roadside ditch along the south side of the street flowing to the south %mile to the hairpin bend <br /> in the road where it enters a culvert redirecting the drainage under Olympic Blvd then outletting to Pigeon <br /> Creek No 2 for another%mile to the north outletting to Puget Sound. There is no relevant nor significant <br /> chance of there being any impacts to fish habitat, groundwater levels or quality nor any other <br /> environmental features by the proposed house construction with the designed roof drains tying into the <br /> level spreader which is to discharge across lawn area. There is no Upstream basin to this site. Frontage <br /> drainage heads west and no change is proposed with it. The proposed impervious area of the site is 7,742 <br /> SF (33.5 % of site). There will be no downstream net effect due to the stormwater mitigations. There were <br /> no drainage inadequacies noted in the limited areas of downstream observation.
