3-SITE AND BASIN ASSESSMENT <br /> Site visit date: June 8, 2023 <br /> Weather: Sunny 68 degrees <br /> Address: 535 View Ridge Drive Everett <br /> Parcel No. 004647-000-062-01 <br /> Site Area: 0.53 Ac <br /> Topography: 3 % average site grade south to north except the south end is 15% &the north end is 12%. <br /> Ground Cover: Lawn 80% of site and driveway with old foundation area 20 % <br /> Natural features: There currently is 80% maintained lawn primarily on the east side of the site and on the <br /> south end are mature trees and brush. The mature trees on site are fir, maple and dogwood trees. <br /> Off-site drainage: There is no off-site drainage flowing onto this site. <br /> Sensitive areas: There are no sensitive areas on the property, property slopes to the north. <br /> Drainage: There are no frontage improvements. <br /> Natural Point of Drainage Exit: The existing drainage flow pattern for the site is sheet flow across the <br /> property from S to N to the ROW for Olympic Blvd. <br /> Historical Drainage Problems: There is no known nor sign of any drainage problems. <br /> Existing Structures: House Previously demo'd <br /> Proposed Structures: 1 proposed SFR having a footprint area for house with covered patios of 3,242 SF <br /> and 4,215 SF of driveway surface area. <br /> Future Structures: There are no future structures proposed at this time. <br /> Undisturbed Land: The total area of the site will be disturbed (0.53 acre) in cutting in the foundation and the <br /> pervious proposed area is to have either landscaping or lawn area. <br /> 1 <br />
