3.1-Phased Offsite Analysis <br /> There is no relevant nor significant chance of there being any impacts to fish habitat, groundwater levels or <br /> quality nor any other environmental features by the proposed house construction with the designed roof <br /> drains tying into the existing storm drainage line that currently runs along the west side of the site. There is <br /> no Upstream basin to this site. The driveway drainage will be dispersed across a 24" gravel dispersion <br /> berm to lawn area having compost amended soils. The proposed impervious area of the site is 7,742 SF <br /> (33.5 % of site). There is no downstream net effect due to the storm water mitigation systems. There were <br /> no drainage inadequacies noted in the limited areas of downstream observation. <br /> 3.2-Sub-basin Description <br /> There will be no upstream drainage that flows onto the site. The frontage along View Ridge flows to the <br /> west. There will be one sub-basin for the site with the drainage generated from the roof and driveway runoff <br /> being collected and discharged to the yards via gravel berm and roof drainage tied into the existing storm <br /> CB. <br /> 3.3-Soils/infiltration Rates <br /> Onsite Soils are Alderwood-Urban Land Complex. <br /> Alderwood-Urban land complex, 2 to 8 percent slopes, 100% of Site <br />
