However, the submitted documents are not sufficient <br /> for us to perform a review at this time. The Planning Department has also determined that the project is not <br /> sufficient to perform a review; they will issue a comment letter separately. Revised construction-level <br /> documents need to be submitted for review. Information is attached to provide guidance. Preliminary <br /> comments are provided below to assist in revising preparing the drawings, but these are not intended to <br /> provide a comprehensive review. Depending on your experience with the model codes and preparing <br /> documents, we recommend consulting with a design professional to assist you. <br /> 1. The building codes used for the design should be specified. <br /> 2. The plans have not been reproduced to the specified scale (i.e., 1/4"=1'-0"). The submitted drawings <br /> should be reproduced at 1:1 size. <br /> 3. The plans should show the demolition of the existing garage. <br /> 4. The plans are incomplete. Missing information includes but is not limited to: <br /> a. Roof framing plans. <br /> b. Wall framing plans at the garage door side. Note that this framing will support a floor or <br /> storage area above; at a minimum the dead load is supported. <br /> c. Material requirements. <br /> d. Fastener requirements. Note that references to fastener tables in the building code(s) is not <br /> acceptable. <br /> 5. The height of the walls appears to be up to approximately 16 feet. This exceeds the unsupported wall <br /> stud height per the IRC and requires a structural design per the IBC. Alternatively, the building should <br /> be provided with an intermediate floor level to provide out-of-plane support of the wall framing. <br /> 6. The building height should be specified. The height should measure from the lowest point of the floor. <br /> 7. The locations of doors and windows (lengths, heights, etc.) should be specified. <br /> 8. Additional detailing is required for the foundations. Dimension and reinforcement requirements <br /> should be specified. The minimum concrete strength should be specified. The minimum length of the <br /> anchors should be specified. <br /> 9. The wood-framed walls appear to be founded at grade (i.e., a vertical separation is not provided). The <br /> walls, sill plates, sheathing, and siding are required to be deterioration-resistance materials. <br /> 10. The "Wall Section" indicates a manufactured truss ceiling or floor at 9' above the garage slab. The <br /> required construction is incomplete, including but not limited to: <br /> a. Clarify the intended use of this level. A minimum design load should be specified. <br /> b. The required connections at each end of the trusses to the walls should be specified. <br /> c. Plywood and GWB sheathing should be specified if occurring. <br /> d. Stair plans and details should be provided where occurring. <br /> e. Attic ventilation should be provided if the area above is enclosed from the garage below. <br /> i <br />
