2. EXISTING CONDITIONSSUMMARY <br /> The site is located at 2217 Grand Ave, in the city of Everett, and covers approximately <br /> .14 acres. See Figure 1 —Vicinity Map <br /> Land use around the site is primarily single-family residences (SFR). The existing site is <br /> developed and contains an SFR. For this project 391 sf of roof impervious surfaces will <br /> be added. Vegetation on the site consist of grass, tomato plants and a tree. The existing <br /> developable site is rectangular in shape. <br /> Soil conditions were provided by Rich's Septic Designs LLC. The soils were found to <br /> be dark brown sandy loam to 10 inches, brown loamy fine sand to 30 inches, and tan <br /> fine sand to 48 inches. Refer to Appendix C for soil logs. The USDA Web Soil Survey <br /> shows the soils as being Alderwood-Urban land complex. Refer to Figure 4. The <br /> general site slopes, in the area of disturbance, are flat and average approximately 3 <br /> percent down to the west. Based on the existing soil information and the setbacks of <br /> the proposed improvements from any of the property lines or critical areas there is little <br /> potential for erosion or sedimentation during construction assuming the basic BMPs <br /> included in the SWPPP are installed and maintained properly.
