These <br /> comments address building issues only. Additional revisions or additions may be required by other <br /> departments (such as Utilities, Planning or Fire). All references refer to the (2015 International <br /> Building Code,) (2015 International Residential Code,) as amended by the State of Washington <br /> and/or Washington State Energy Code 2015 Edition, and adopted by the City of Everett, unless <br /> stated otherwise. <br /> In order for the processing of your application to continue, it will be necessary to <br /> provide the Building Division with two new complete sets of drawings reflecting the <br /> corrections requested. <br /> 1. The minimum scale for construction drawings is 1/4" = V-0". <br /> 2. Provide detail of Guard construction per R312 IRC and attachment to the porch structure. <br /> Intermediate rails or balusters shall be spaced such that a sphere, 4 inches in diameter, <br /> cannot pass through (Less than 4 inch opening). <br /> 3. Provide handrail per R311.7.8 IRC at stairs and Guard per R312 IRC at stairs. Show on <br /> plans. <br /> 4. Specify 5/8"Type "X"GWB on interior side of walls that are less than 5 feet from the <br /> property line (IN LOCATIONS WHERE GWB IS REMOVED). <br /> 5. Provide Safety glass at window adjacent to the front door (less than 2 feet from edge of <br /> door) per section R308 IRC. <br /> 6. Specify how the dwelling is heated. All detached one and two-family dwellings using <br /> electric zonal heating as the primary heat source shall install an inverter-driven ductless <br /> mini-split heat pump in the largest zone in the dwelling.
