Nonconforming Signs.The proposed wall sign appears to meet sign regulations outlined in EMC 19.36. <br /> However, per EMC 19.36.070, "one nonconforming sign shall be removed or brought into conformance with this <br /> section for each new sign installed for a particular business." Upon review of the subject site via streetview, <br /> aerial imagery, and previous permit documentation, one freestanding internally illuminated sign is shown at the <br /> subject property's northwestern extent.That sign is shown in the below image from February 2022. Per <br /> Footnote 6 for Table 36-2 within EMC 19.36.040, "In the MU zone,freestanding signs shall be prohibited." <br /> Please indicate how this sign or another nonconforming sign on the subject site will be removed or brought into <br /> conformance with the sign regulations outlined in EMC 19.36. Please revise the Site Plan depicting the location <br /> of any nonconforming sign to be removed or modified. <br /> 1 <br />
