The intent of
this letter is to provide an overview of the stormwater requirements per the City of Everett and Department
of Ecology standards. This letter also provides an overview of existing and proposed site conditions and M
addresses the 2019 Stormwater Management Manual for Western Washington (SWMMWW) Minimum co
Requirements 1-5 associated as required by the City of Everett for the proposed site improvements. <
PROJECT OVERVIEW
The Faith Family Village project proposes the construction of 8 livable Pallet Shelters along with bathroom
and laundry facilities, in the rear of a lot occupied by the existing Faith Lutheran Church in Everett,
Washington. The property is located at 6708 Cady Road, Everett, WA 98201. The site parcel is
approximately 1.67 acres and the project parcel number is #00400000002000. Approximately 0.20-acres N
of onsite area is anticipated to be disturbed as part of the construction.
0
Ln
Existinq Site
a
The existing site contains several church buildings, sheds, parking areas, garden area, and sidewalk. Theres
a system of existing catch basins along the west side of Cady Rd that flow to the south. There's also catch
basins on the south side of Madison St that flow to the east. However, the storm system in the public roads
does not appear to collect any runoff from the location of the proposed Pallet Shelters. The area where the
Pallet Shelters are proposed is topographically flat with some undulation and is covered by native grass
and vegetation. Y
Existing slopes are generally flat and descend gradually in an eastward direction. Parking lot surface runoff
collects in a catch basin located at the eastern edge of the lot that discharges east to the storm drain inCo
Cady Rd. Due to the flat topography, the surrounding parcels do not appear to contribute any notable Q
amount of upstream runoff. There are no critical areas onsite or within the immediate vicinity of the site. 3
Proposed Development 5
0
0
The project proposes the construction of 8 livable Pallet Shelters along with bathroom and laundry facilities,
in the rear of a lot occupied by the existing Faith Lutheran Church. The construction will also include gravel z
surfacing around the Pallet Shelters, and a small area of asphalt. The new and replaced impervious area
will total 4,761 square feet. None of the proposed new/replaced impervious is pollution-generating. Flow
control and water quality treatment will not be required per requirements of the 2019 SWMMWW. Water Q
and sewer services will be extended to the shelters from existing service lines onsite.
N
7
N
0
N
a
Service ABOVE the Standard ph: 425.806.1869 • fx: 425.482.2893 www.LDCcorp.com
