The submitted drawings do not provide sufficient documentation for the proposed structural <br /> modifications to the existing building. Revised structural drawings should be submitted <br /> providing additional clarification of the proposed construction in the impacted areas, <br /> including but not limited to framing plans, sections, details, construction schedules, fastening <br /> schedules, materials requirements, general notes, special inspection requirements, etc. The <br /> drawings should substantiate compliance with the prescriptive requirements of the IRC. <br /> Additional comments are provided below. See IRC Sections R106.1.1 and R301.1. <br /> 2. The project appears to involve structural modifications that do not comply with the <br /> prescriptive limitations of the IRC. Structural calculations substantiating the design should <br /> be submitted for review. See Section R301.1.3. SEE SHT. A-7.0, A-8.0, &A-9.0 AND <br /> SUBMITTED STRUCTURAL CALCULATIONS. <br /> 3. The reconstruction of the stairway requires modifications to the low roof, second floor framing, and <br /> the north exterior second-story wall. See Sections R106.1.1 and R301.1. The following comments <br /> should be addressed: <br /> a. Construction for the load bearing wall adjacent to the stairs should be specified. The wall should <br /> have a PT-sill plate per Section R317 and bear on a foundation complying with Section R403. <br /> The wall should be positively connected at the top and bottom to the supporting structure. <br /> ORIGINAL WALL NOT MODIFIED. <br /> b. Additional framing requirements for the new 4x8 beam, including but not limited to supporting <br /> vertical framing, foundations, and connections. SEE SHT A-11.0. <br /> c. The portion of the exterior wall over the stairway has not been refrained to provide a new load <br /> path. NO CHANGES REQUIRED. <br /> d. The proposed modifications to the low roof appear to be shown schematically only. The framing <br /> should be clarified, including providing sections and details. DETAILS SHOWN ON SHT. A-11.0 <br /> 4. Details for the construction of the new walls should be included. The details should specify <br /> connections for the top and bottom framing plates to the existing structure.
