The updated drawings appear to show work involving a separate dwelling. Each building <br /> requires a separate building permit application and separate submittal packages. Sheets <br /> including information regarding the other dwelling unit not applicable to the scope of this <br /> building permit should be removed. R105 <br /> Architectural <br /> 1. The stairway should have a minimum 36-inch deep landing at the top and bottom. The area at <br /> the top of the stairs does not comply per the Upper Floor Plan on Sheet A-7.0. See Section <br /> R311.7.6. <br /> 2. Sections are provided on Sheet A-8.0, floor plans should show the location of section cuts. <br /> R106.1.1 <br /> 3. See "Sec. Thru Raised Portion of Roof Over Stairs"on Sheet A-8.0. The roof insulation should <br /> comply with the 2018 WSEC Table R402.1.1. A minimum insulation of R-49 should be specified <br /> for ceiling. Note that sub note"e"allows for R-38 insulation for single or joist vaulted ceilings if <br /> the full insulation depth extends over the top plate of the exterior wall. <br /> 4. Continuing with the previous comment, the type of insulation should be specified for the spray <br /> foam. It is not clear if the attic ventilation is provided. See Section R806.5 for requirements <br /> regarding unvented attic and enclosed rafter assemblies. <br /> Structural <br /> 1. See "Sec. Thru Raised Portion of Roof Over Stairs"on Sheet A-8.0. The section specifies a new <br /> 2x6 end wall. Floor plans should show the location of the new wall. It is not clear if the <br /> proposed wall is to increase the wall height or if the wall is continuous full height from floor to <br /> ceiling. Note that increasing the wall height of an existing wall effectively creates a hinge in the <br /> wall and framing for new exterior walls should be continuous and extend from support at the <br /> sole plate to a support at the top plate. Details for the construction of the new walls should be <br /> included. R106.1.1, R602.3 <br /> 2. See floor framing plan for landing #1. Floor joist for the landing appear to be hanging off a <br /> ledger to the double 2x8 rim which cantilevers V-3". It is not clear how the double 2x8 rim is <br /> supported. Framing for the landing appears to be out of the scope of the IRC and calculations <br /> substantiating the design should be submitted. R106.1.1, R502 <br /> 3. A foundation plan should be provided. It is not clear if any of the first story interior bearing <br /> walls are supported by a foundation or supported by the floor joists on the first floor. Drawings <br /> should show a clear structural load path down to the foundation. R106.1.1, R403 <br /> 4.
