It is our understanding that <br /> construction was completed by a different contractor without a building permit. The business owner is currently in <br /> the process of securing a building permit for the current as-built conditions. It is also our understanding that the as- <br /> built documentations were already completed. The only remaining item that requires our assistance is the <br /> engineering justification for the 8 feet tall free standing 2x4 stud framed participation walls. <br /> Based on our evaluation of the as-built conditions,the construction of the partition walls followed Section 2304 of <br /> 2018 IBC where general wood framing nailing and construction methods are specified. Due to the limited size of <br /> the rooms the participation walls formed,these partition walls are able to laterally support each other. The longest <br /> partition walls without any top lateral supports are approximately 12'-10". Based on our engineering assessment, <br /> these walls are able to span horizontally with the double top plates without any lateral bracing on the top of the <br /> partitions to resist the code required 5 psf minimum lateral pressure. Attached are our calculations to demonstrate <br /> the adequacy of the current conditions. In addition,it is our understanding that the wood sill plate was anchored to <br /> the existing concrete slab on grade with concrete nail type of expansion anchors spaced at a maximum of 4'-0"that <br /> is commonly used for this type of applications. <br /> Based on all above,we have concluded that the current as-bult conditions meet and/or exceed the code minimum <br /> structural requirements for the facility.
