Including State, City, and County Amendments <br /> G. The Scope of Work for this project includes installation of a new 80 mil TPO roof recover <br /> designed for a 30-year manufacturer's special project warranty. The contractor will provide a 5- <br /> year contractor's workmanship guarantee. <br /> H. The existing roof system at Roof Area A consists of a granular surface, modified bitumen <br /> roof system over a wood roof deck. <br /> I. The Base Bid Roof Recover of Area A will consist of: <br /> 1. Remove existing roof flashings. <br /> 2. Disable existing roof membrane in accordance with manufacturer's requirements. <br /> 3. Furnish and install new 80 mil white TPO membrane with mechanically attached induction <br /> welded fasteners (8, 12, 16 min) OR in-seam fasteners at 6"o.c. <br /> 4. Basis of Design Manufacturers: <br /> a. Carlisle <br /> b. Johns Manville <br /> c. Elevate <br /> 5. Furnish and install a new ASTM C 1289 Type II Class 4 Grade 2 (100+ psi) CGF <br /> polyisocya n u rate HD cover board, mechanically fastened. <br /> 6. Contractor is required to perform fastener pull testing. <br /> 7. Contractor is required to perform moisture survey. Remove and replace wet roofing <br /> materials on a unit rate basis. <br /> 8. Premanufactured tapered organic faced ISO insulation units are to be used at roof drains, <br /> sumps, crickets, and saddles to promote positive water flow to the roof drains. Provide <br /> additional tapered insulation as needed to prevent low spots and ponding water. <br /> 9. Furnish and install 6"wide yellow safety stripe 10'from roof perimeter where parapet walls <br /> are less than 42"tall. <br /> 10. Furnish and install new roof hatch with curb-mounted safety rail system. <br /> 11. Furnish and install manufacturer's standard walk pad at the roof access point and <br /> serviceable rooftop unit access doors. <br /> 12. Furnish and install new ES-1 metal coping in like kind with existing. Color to be selected <br /> by Owner. Wrap new membrane up parapet walls and wrap overtop to terminate under <br /> new coping. <br /> 13. Replace collector heads at scuppers in like kind with existing. <br /> 14. Furnish and install new roof hatch with curb-mounted safety rail system. <br /> 15. Replace wood equipment supports with new rubber-based, adjustable equipment supports <br /> on protection pads. <br /> 16. Replace all existing pitch pockets with liquid flashing detail. Pitch pockets will be accepted <br /> only with prior approval from Roof Designer. <br /> 17. Replace skylight/smoke vents, in like kind with existing. Reuse burglar bars. <br /> 18. Contractor is to remove existing roof assembly at areas of deck deflection >3/4"to check <br /> deck and structure for damage. <br /> 19. Contractor is to remove abandoned curbs and penetrations. Coordinate with Owner. <br /> 20. Coordinate with Owner and Owner's MEP contractor to raise RTUs and curb heights as <br /> needed to meet the manufacturer's minimum acceptable vertical flashing height and meet <br /> increased roof height. <br /> 21. The base bid roof system will be designed to 30-year(or more) manufacturer's special <br /> project warranty requirements; however, the contractor will provide a 2-year <br /> manufacturer's NDL warranty and a 30-year material-only manufacturer's warranty in <br /> addition to a 5-year contractors workmanship guarantee. <br /> SEA00511 / Prologis - SEA00511 00 0102 - 2 Project Information <br /> - FY24- Everett 1 - Capital <br /> Roofing Project <br />
