The project description on sheet A1.0 indicates that the ADU will have two stories, but the <br /> drawing set only indicates one story. <br /> Architectural <br /> 2. It appears that the property line is within five feet of the exterior wall of the ADU. This wall <br /> should have a minimum fire-resistance rating of 1 hour. IRC R302.1 and Table R302.1(1). <br /> 3. It appears that the property line may be less than three feet from the exterior wall of the <br /> ADU. Openings in walls are not allowed if the fire separation distance is less than three feet. <br /> IRC R302.1 and Table R302.1(1). <br /> 4. A landing outside the exterior door should be shown. The width of the landing needs to be <br /> not less than the door serviced and have a dimension of not less than 36 inches in the <br /> direction of travel. IRC R311.3. <br /> 5. A landing at the top and bottom of each stairway should be shown. The width of the landing <br /> should be not less than 36 inches in the direction of travel. IRC R311.7.6. <br /> 6. It appears that the minimum net free ventilating area of 1/300 of the area of the vented <br /> attic space was checked in the plans. The plans should show that the minimum net free <br /> ventilating area is 1/150 of the area of the vented attic space unless the exceptions are met, <br /> however the Climate Zone exception is not met as Everett is in Climate Zone 4. IRC R806.2 <br /> and WSEC R301.1. <br /> 7. The R-48 insulation in the ceilings, as shown on Sheet A4.0 (and similar) should be revised <br /> to state it is R-49 insulation. WSEC R402.1.1. <br /> Energy &Whole House Ventilation <br /> 8. It is understood that sheet A2.2 states to refer to Mechanical Drawings that will be in a <br /> deferred submittal for the location of mechanical equipment. However, the plans should <br /> indicate a whole house ventilation system will be installed per IRC Section R303.4. <br /> Structure <br /> 9. The project involves converting a non-habitable building (i.e., garage) to a habitable <br /> building (i.e., dwelling). However, it appears that the wall framing is being modified at this <br /> area of the structure and there are no structural details or calculations indicating any <br /> modifications are taking place to the structural framing. Calculations substantiating the <br /> capacity of the walls should be submitted for review.
