The
following are our responses to your comments, item by item.
1. The project includes construction of a new platform. Framing plans and details for the platform
construction should be included in the drawings.
An additional pony wall has been added to support the platform joists, see detail 3D/A9.1. The
framing of the pony walls supporting the platform joists has been increased in size from 2X4 to
2X6. A framing plan for the platform has been created, see 4A/A2.4.
2. It appears that the building is designated as Type III construction. This type of construction has
exterior walls that are composed of noncombustible materials. Fire retardant-treated wood framing
and sheathing complying with IBC Section 2302.2 are permitted within exterior wall assemblies for
Type III construction It appears that fire retardant-treated wood has not been specified on sheet
A9.1 at the exterior wall infill detail 3A. The drawings should be revised to show that required fire
retardant-treated wood or noncombustible infill material.
The framing members for the exterior infill walls has been changed to steel studs, the insulation has
been changed to "Rock Wool" insulation, and the sheathing has been changed from plywood to
gyp. sheathing. All three of the material changes have been to noncombustible materials. See detail
3A/A9.1 for clarification.
3. It appears that a door opens onto the proposed ramp. Projections into the required ramp width
are prohibited per IBC Section 1012.53. Please revise doorway or ramp location so as not to have a
projection onto the ramp.
The door has been moved so as not to project into the proposed ramp. See 1A/A2.1 (door location
moved). See detail 4D/A9.1 (door removed). See interior elevation 4A/A10.1 (door removed).
112
BPH Architects 19624A 76th Ave. W Lynnwood, WA 98036 (425) 774-4701 www.bpharch.corn
