We understand that the deck may extend closer to <br /> steep slopes than the existing residence. <br /> Site Description <br /> The site is located at 460o Baker Drive in Everett, Washington. The site consists of one <br /> irregularly shaped parcel(No. 00417400001400)with a total area of 3.56 acres. <br /> The southeast portion of the property is developed with a multi-story residence with shallow <br /> basement, accessory structures,driveway,and patio areas. This portion of the site is nearly level <br /> to slightly sloping downward to the north and west and vegetated with grasses, bushes, shrubs, <br /> and variable diameter trees. Figure 1 shows the area of the residence and site topography. <br /> The remainder of the property is undeveloped and vegetated with ferns, ivy, blackberry vines, <br /> Salal,understory,and variable diameter Cedar,Alder,Maple,and Fir trees. <br /> From the area of the residence and yard areas (generally level areas), the site slopes steeply <br /> downward in multiple directions. The northern portion slopes downward to the north at <br /> magnitudes of 7o to 15o percent and relief of about 15o feet. The western portion slopes <br /> downward to the west at magnitudes of 5o to 14o percent and relief of about 14o feet. There are <br /> similar slopes extending downward to the southwest near the south property line. <br /> All of the slope areas are well vegetated; however, the north facing slopes are predominately <br /> covered with low-lying deciduous vegetation (blackberry vines, ivy, ferns, grasses, small trees) <br /> with less large diameter evergreen trees. There is local evidence of historic landslide activity <br /> along portions of the north-facing slope. <br /> There is a stream near the west property line at the toe of the west-facing slope. This slope is well <br /> vegetated with trees and understory. <br /> The site contains steep slope/landslide and erosion hazard areas.
