Guide Property Management LLC <br />1500 Westlake Ave N • Suite 212 • Seattle, WA 98109 <br />(206) 737-8171 <br />7 <br />Disclosure of Information On <br />Lead-Based Paint and Lead- <br />Based Paint Hazards <br />7.1 ADDENDUM <br />This Addendum ("Addendum") is made part of the Residential <br />Lease Contract ("Agreement") dated 09/01/2024 , and is between <br />the Owner of 600 Ninth ("Owner") and City of Everett , <br />(collectively and individually "Residents"), for the premises at <br />600 9th Ave - 401 <br />Seattle, WA 98104 <br />(the "Leased Premises"), which is located within 600 Ninth (the <br />"Residential Community"). All capitalized terms used but not <br />defined herein shall have the meaning set forth in the Agreement. <br />Where the terms and conditions of this Addendum vary or conflict <br />with the terms and conditions of the Agreement, the terms and <br />conditions of this Addendum shall control. <br />7.2 OVERVIEW <br />Lead Warning Statement: <br />Housing built before 1978 may contain lead-based paint. Lead from <br />paint, paint chips, and dust can pose health hazards if not taken <br />care of properly. Lead exposure is especially harmful to young <br />children and pregnant women. Before renting pre-1978 housing, <br />landlords must disclose the presence of known lead-based paint <br />and lead-based paint hazards in the dwelling. <br />Tenants must also receive a Federally approved pamphlet on lead <br />poisoning prevention. NOTE: The existence of lead on the rental <br />property is not, by itself, cause for termination of the tenancy. <br />(Public Law 102-550 sec. 1018(c)) <br />Owner's Disclosure or Agent acting on behalf of Owner <br />1. Presence of lead-based paint or lead-based paint hazards: Owner <br />has no knowledge of lead-based paint and/or lead-based paint <br />hazards in the housing. <br />2. Records and reports available to the Owner: Owner has no reports <br />or records pertaining to lead-based paint and/or lead-based paint <br />hazards in the housing. <br />Resident's Acknowledgment (signature below) confirms have <br />received lead based paint disclosure, if any, and a pamphlet on lead <br />based paint protection. <br />Certification of Accuracy: <br />The following parties have reviewed the information above to <br />certify, to the best of their knowledge, that the information provided <br />by the signatory is true and accurate. <br />By signing below, you acknowledge and agree to the terms in <br />Section 7. <br />City of EverettLessee <br />Date Signed <br />X <br />20 <br />02/24/2025
