Guide Property Management LLC <br />1500 Westlake Ave N • Suite 212 • Seattle, WA 98109 <br />(206) 737-8171 <br />19 <br />Rent Pre-Payment Addendum <br />19.1 RESIDENT AGREES TO THE FOLLOWING <br />This Addendum ("Addendum") is made part of the Residential <br />Lease Contract ("Agreement") dated 09/01/2024 , and is between <br />the Owner of 600 Ninth ("Owner") and City of Everett , <br />(collectively and individually "Residents"), for the premises at <br />600 9th Ave - 401 <br />Seattle, WA 98104 <br />(the "Leased Premises"), which is located within 600 Ninth (the <br />"Residential Community"). All capitalized terms used but not <br />defined herein shall have the meaning set forth in the Agreement. <br />Where the terms and conditions of this Addendum vary or conflict <br />with the terms and conditions of the Agreement, the terms and <br />conditions of this Addendum shall control. <br />WHEREAS, Resident does not have a verifiable income or credit <br />history; and <br />WHEREAS, Resident has significant assets and is willing to prepay <br />rent to demonstrate financial responsibility; <br />NOW, THEREFORE, the parties hereby agree to the following terms <br />and conditions: <br />1.Prepayment of Rent: Resident agrees to prepay 12 months of <br />rent in advance of the lease start date. The total amount to be <br />prepaid is $29,760.00, which covers the first 12 months of the <br />lease term. <br />2.Payment Method: The prepayment must be made in the form <br />of a certified check, money order, or electronic funds transfer <br />(EFT) to the Landlord's designated bank account. Resident <br />will receive instructions regarding the payment process. <br />3.Application of Prepayment: The prepayment will be applied <br />to the monthly rent payments starting from the lease start <br />date and shall not be refundable or transferable to any other <br />charges or obligations unless otherwise agreed in writing <br />between the Landlord and Resident. <br />4.Lease Term: The lease term shall commence on 09/01/2024 <br />and shall continue for the duration specified in the original <br />lease agreement. <br />5.Late Rent Payments: Resident is still responsible for paying <br />rent on time in accordance with the terms of the original lease <br />agreement. Failure to make subsequent rent payments on time <br />may result in eviction proceedings in accordance with state <br />and local laws. <br />6.Entire Agreement: This Addendum constitutes the entire <br />agreement between the parties with respect to the <br />prepayment of rent and supersedes all prior discussions, <br />negotiations, and agreements, whether oral or written. <br />Please sign below to acknowledge your understanding and <br />acceptance of the terms and conditions outlined in this Lease <br />Addendum.
