The existing house appears to have significant unpermitted work, including but not limited to the conversion of <br /> the original garage to living space. The construction drawings should be revised to show the converted <br /> garage as part of the current permit application. <br /> Yes, the existing residence contains unpermitted work. The drawings have been revised to show the <br /> conversion of the attached garage into conditioned living space. The drawings have been revised to reflect <br /> this. <br /> 2. The total area of the proposed work includes creating more than 500 SF of new conditioned space. Additional <br /> energy credits are required per WSEC Section R406. <br /> The proposed work create 1,126 square feet of new conditioned floor area, and therefore requires 3 energy <br /> credits. This was shown on the original permit set/application and remains true. <br /> 3. The construction drawings may be incomplete. For example,detail 1/A4.1 specifies anchor bolts per shear <br /> wall schedule, which does not appear to be included in the drawings. The drawings should be revised as <br /> needed. <br /> The drawing set wasn't missing this information. It was found under the structural notes on sheet A0.0. <br /> Sheets A2.0 and A2.1 now provide more shearwall information at the bottom of each sheet. <br /> 4. Additional typical structural framing details should be included in the construction drawings, including but not <br /> limited to: <br /> 1 <br />
