Planning cannot further review and/or approve your permit until <br /> the following revisions have been addressed: <br /> 1. Building height. Building height is subject to the requirements of EMC 19.22. Per 19.22.020.A.2,the maximum <br /> building height for detached accessory residential buildings/dwelling units is 1.5 floors, up to 18' maximum for <br /> nonalley lots in the R1 zone.The plans as provided appear to indicate a structure far above and beyond what is <br /> permitted by Code. Please review and revise your proposal accordingly to demonstrate compliance. Height <br /> calculations are required in accordance with the building height handout and EMC 19.22. Height calculations <br /> should be provided on both the site plan and elevation drawings to demonstrate compliance with code <br /> requirements. Please review the building height handout and revise the submittal documents accordingly. <br /> 2. Accessory dwelling unit requirements.Accessory dwelling units are subject to the requirements of EMC <br /> 19.08.100. Please review and revise accordingly. <br /> 3. Accessory dwelling unit application. Requests for accessory dwelling units, whether attached or detached, must <br /> be accompanied by an Accessory Dwelling Unit land use application.The ADU application is to be processed <br /> concurrently with the construction permit; Planning staff cannot approve the construction permit until the ADU <br /> application and associated documents have also been reviewed and approved. Please refer to the application <br /> linked above for submittal instructions and requirements. Note:a separate land use application fee will be <br /> required. <br /> 4. Site plan.The site plan must be drawn to meet the minimum residential site plan checklist requirements <br /> including but not limited to existing/proposed driveway materials and dimensions, lot coverage by building <br /> calculations, height calculations, etc. Please refer to the checklist for complete details and revise the plan <br /> accordingly. <br /> 5. Survey.A blurred copy of a survey with easement information was provided as part of the submittal materials. <br /> Please provide a legible copy of this survey. <br /> For reference, the residential construction submittal checklist is available online and includes the residential site plan <br /> checklist and building height handout. Re-submittal instructions are outlined here; please submit at minimum 2 copies <br /> of any revised documents/plans.
