Please review and respond to the comments <br /> below. <br /> 1. The submitted documents include sketches for the proposed project. Construction-level <br /> drawings prepared using established drafting standards are required to substantiate compliance <br /> with the IRC. The drawings should include plans,details, material specifications,architectural and <br /> structural notes, etc. as needed to clearly show the proposed work. The current editions of the <br /> building codes applicable to the project should be specified. See IRC Section R106.1.1. <br /> 2. The construction drawings should include all levels of the house. Detailed construction <br /> information is not required for areas that are not included in the proposed scope-of-work. At a <br /> minimum,the plans should show the walls, doors, egress routes,windows including egress <br /> windows, smoke and CO alarms, and use of each room. See IRC Section R106.1.1. <br /> 3. It appears a new bedroom is being created in the basement. Drawings should specify the use of <br /> the room. R106.1.1 <br /> 4. The new bedroom should have an emergency egress opening per IRC Section R310.1. The <br /> minimum opening dimensions and area, and maximum bottom sill opening height off the floor, <br /> should be specified. Provide a window well at below-grade locations. Structural modifications <br /> may be required. See IRC Section R310 for more information. <br /> 5. The ceiling height of the basement should be specified. Minimum ceiling height for habitable <br /> space is 7 feet per IRC Section R305.1. <br /> 6. The new bedroom located in the basement should be provided with a means of egress. Details <br /> for the stairs should be included to show compliance with IRC Section R311.1. The stair rise and <br /> run, and width, should be specified. A section showing the headroom clearances should be <br /> provided. Handrails should be provided. See IRC Section R311.7 and R102.7. <br /> 7. The bathrooms should specify exhaust fans including the minimum required performance rates <br /> per IRC Table M1505.4.4(1). <br /> 8. Smoke and CO alarms should be provided per IRC Sections R314 and R315. The locations of all <br /> alarms should be shown on the plans.
