• PS
Ms. Cassandra Cheatham
Kilburn Architects, LLC
Plan Check Number: B2212-057, First Building Review
February 17, 2023
Architectural
General:
1. The cited building code should be the Washington State Building Code or International Building
Code with WAC amendments. The IEBC does not apply to this project. See the EMC Chapter
16.
2. The Occupancy Classification on Sheet A-0.1 should be specified as"U"in the"Project Data".
See IBC Sections 302.1 and 312.1.
3. The Construction Type on Sheet A-0.1 should be specified as"VB"in the"Project Data".
Alternatively, fire-rated construction for the roof, beams, and columns is required per IBC Table
601. See IBC Sections 602.1 and 602.5.
Fire Protection:
4. Carports 1, 2, and 4 are located within 5 feet of the property line and require minimum one-
hour fire-rated exterior walls per IBC Section 705. See IBC Table 602 and Footnote"g"(WAC).
Accessibility:
5. The carports are required to include accessible spaces. The number of accessible spaces should
be based on IBC Table 1106.1. Spaces should be van-accessible per Section 1106.5. The
spaces should be located on the shortest route to the buildings served per Section 1106.6.
Spaces should comply with ICC A117.1-09 Section 502 including signs per Section 502.7. See
IBC Sections 1102.1 and 1103.2.4(2).
Structural
1. Footing Detail 01/S2.0 should be provided with top reinforcement per ACI 318-14 Section
10.7.6.1.6. Alternatively, an analysis per Section 17.2.3.5.3 should be performed to
substantiate that splitting of the foundation does not occur from flexural restraint of the
embedded posts. See IBC Sections 1604.1 and 1604.4.
2. The design of the canopies does not appear to include unbalanced loading of the roof structure
in the transverse direction, including but not limited to the WF-beam, HSS-column, and
foundation designs. Additional calculations substantiating both internal stresses and global
stability (e.g., bearing pressures, rotational stability per IBC Section 1807.3, etc.) should be
submitted for review. Snow loads should be combined with other loads as required (e.g., wind
uplift on the opposite cantilever, etc.) to determine the worst-case forces in the structures. See
IBC Section 1608.1 and ASCE 7-16 Section 7.5.
3200 Cedar Street 425.257.8810 O everetteps@everettwa.gov
Everett,WA 98201 425.257.8857 fax everettwa.gov/permits
Page 2 of 3
