Bathing facilities in the form of bathtub or shower need to be provided to the Adult Family <br /> Home (AFH) portion of the house. If a shower stall is provided, the minimum size of the stall <br /> needs to be 30 inches deep by 48 inches long. Grab bars should be installed according to <br /> R325.8. See IRC Section 325.1, WAC 51-51-0325 Section R325-Adult family homes R325.8, <br /> R325.8.4, R325.8.5, and R325.11. <br /> 2. The floor plans need to show that the egress windows'sill height is not greater than 44 <br /> inches from the finished floor on the interior. Please annotate egress windows' sill heights in <br /> the floor plan on Sheet A-2.1. IRC R310.2.3. <br /> 3. As the garage space is proposed to have a change of use from garage to AFH, the only <br /> egress door available to the AFH, which is the existing exterior door on the west side <br /> connecting the living room to the outside ramp, needs to be shown to meet the requirement <br /> of egress door. IRC Section R311.1 and R311.2. <br /> 4. The landing outside the abovementioned egress door needs to be shown not less than 36 <br /> inches measured in the direction of travel. The slope of the landing shall not exceed 2 <br /> percent. IRC R311.3. <br /> 5. The ramp on the west side of the house needs to be shown to comply with the maximum <br /> slope and landing requirement according to IRC R311.8.1 and R311.8.2. Handrails for the <br /> ramp needs to be installed on both sides of the ramp between the slope of 1:12 to 1:20. <br /> WAC51-51-0325 R325.9, R325.9.1. <br /> 6. Please classify each sleeping room in the AFH according to WAC51-51-0325 R325.3. <br /> 7. The locking devices and door activation of the AFH need to follow WAC51-51-0325 R325.4. <br /> Please annotate it on the plan. <br /> 8. The new tankless water heater needs to be installed per the manufacturer's installation <br /> manual and be inspected by the mechanical inspector. <br /> Energy &Whole House Ventilation <br /> 9. The application proposes to obtain 1.5 credits through ductless mini-split heat pump <br /> system, zonal control. Please show the location and efficiency of the system's outdoor <br /> condenser unit and indoor heads. <br /> This review has been performed for general compliance with the building codes as adopted and <br /> amended by the state of Washington and the city of Everett.
