This email will serve as the review letter. The <br /> comments below should be addressed. Two revised full-sized hard-copies of the drawings should be submitted for <br /> review. An itemized response letter stating how each comment has been addressed should be included with the <br /> drawing. Additional revised documentation, including but not limited calculations and other supporting documentation, <br /> should be submitted as required. <br /> Comments <br /> 1. The proposed fencing and gates appear to inhibit access from the building to a public way as required per IBC <br /> Section 1028.5. In addition,the lot does not appear to provide a safe dispersal area at the minimum 50-foot <br /> distance as required by Exception 2. Note that the parking spaces to the east cannot be considered as the safe <br /> dispersal area as these may be occupied by vehicles. The sloping landscape areas similarly are not permitted for <br /> use, especially because they are not accessible areas nor can they be traversed to a public way(i.e., adjacent lots <br /> are not acceptable for use). Building egress plans and a site plan substantiating the occupant loads and safe <br /> dispersal area(s) are required. See IBC Section 107.2.3. <br /> 2. Alternatively or in addition to the previous comment, a revised site plan demonstrating the building egress off <br /> the lot should a submitted for review. The plan should indicate the location(s) and capacity(s) of egress <br /> doors. Door construction should comply with the application requirements of IBC Sections 1009 and 1010. <br /> Please contact me if you have questions.
