Corrections for PW2101-007, B2101-002, B2101-001, M2101-014, B2101-003; 7100 Hardeson Zoned HI <br />19.12.200 and .210 do NOT apply to the site. Please address the following: <br />1) Please provide PDF Elevations and plans for Wash and Gas buildings to <br />Dosborn@everettwa.gov. Please also show material and color to be used. <br />2) Please provide elevation plan in PDF for Maintenance Building showing its height and the height <br />of mechanical unit(s). This too in a PDF to same email noted above <br />3) Airport Compatibility Area; EMC 19.17.040.B.4 states: In addition to any notice requirements for <br />the proposed use or underlying use zone, the city shall provide notice of <br />new development activities with ten thousand square feet of gross floor area or greater, or <br />any development with a building or structure that is taller than thirty feet within the airport <br />compatibility area, to the Paine Field airport manager and shall allow the airport manager to <br />submit comments to the department regarding the proposal, including those related to potential <br />adverse impacts on airport operations and FAA standards. <br />Here is the link for the form: https://www.everettwa.gov/DocumentCenter/View/9755/Airport- <br />Compatibility-Handout-PDF?bidld= <br />4) A detailed parking relocation plan compliant with the requirements of 19.34 & 19.35 of the EMC <br />At a minimum the plan(s) shall show: <br />• Parking being removed and number of spaces. <br />• Amount of landscaping being removed <br />• What will be replacing the removed parking area and does this area require <br />replacement landscaping? <br />• Bike Parking <br />• TDM plan <br />• How many spaces are required for the entire Site (both parcels) <br />• How many spaces are being proposed? <br />• The site plan of the new spaces <br />• A landscaping plan for the new spaces <br />• Please address the intrusion into buffer area (see exhibit A attached) <br />• Address the proposed timing or solution as it relates to the permit for expansion of <br />Maintenance Building and the removal/relocation of required parking. <br />5) A site plan showing proximity of storm vault as described in the SEPA checklist and its proximity <br />to Merrill Ring Creek and buffer. Please see the Critical Areas code EMC19.37. <br />
