Additional comments may be provided by the Building Reviewer for <br /> your application; please utilize the Online Permitting Portal to check on the status of other reviewers. <br /> Unfortunately, Planning cannot further review and/or approve your permit submittal until the following <br /> has been addressed: <br /> • Site Plan Corrections: <br /> o According to the recorded plat map from Snohomish County(AFN 200412175257, also <br /> attached), the correct lot size is 7,726sf. <br /> o According to the recorded 2005 construction permit for the SFR (attached),the total <br /> building size is 2,086 sf. With the adjusted numbers,the total lot coverage is within a <br /> percentage point of being over the maximum lot coverage by building of 40%for R-2 <br /> zones. <br /> • Height Calculation Corrections: <br /> o It is noted on the site plan that the maximum building height is 28ft. Since the ADU is <br /> within the 20ft rear setback, Table 6-4 stipulates that the maximum height allowed is <br /> 18ft. <br /> o Building height calculations must be provided on the site plan and on, at minimum,one <br /> elevation drawing in accordance with EMC 19.22 and the building height handout. <br /> Please review and revise accordingly. <br /> • All ADUs within single-family residential zones are required to submit an Accessory Dwelling <br /> Unit Application for concurrent review with the building permit.The following documents are <br /> required as part of the ADU Application: <br /> o Land Use Application <br /> o Accessory Dwelling Unit Checklist (including the Owner Occupancy Certificate and a <br /> notarized copy of the Declaration of ADU Covenant at the end). <br /> o Copies of the revised site plan and elevations that address my previous comments. <br /> o You do NOT need to complete the mailing list or narrative statement unless you intend <br /> on submitting a Request for Modification of ADU standards. <br /> Resubmittal instructions are outlined here; please submit at minimum 2 copies of any revised <br /> documents/plans.
