Please provide height calculations. See attached instructions for what needs to be shown on the site plan and exterior ele- <br /> vations. Per EMC 19.22.020,the maximum accessory building height for a non-alley lot in the UR3 zone is 2 floors,up to 24'. <br /> Page 4 of the plans calls out an overall height of 24'-1". This exceeds the height limit. Please revise accordingly and provide <br /> the overall height of the structure measured from the average base elevation. <br /> Overall height of structure reduced to 22'-6". Site plan & Elevations updated as required. <br /> 2. If the proposed height is 23' or taller, a height survey is required. The Base Elevation Survey on page 6 must be submitted <br /> with the revised plans. The height survey is due at the time of framing. <br /> Revised structure height of 22'-6", it is our understanding height calculations and survey is not required for 22'-6" final <br /> structure height. <br /> 3. On the site plan, please provide all exterior building dimensions of the existing house and proposed additions (garage, patio, <br /> front porch) and all existing and proposed building setbacks from all lot lines. See pages 8 and 9 of the attached Residential <br /> Construction checklist for a site plan example and checklist. <br /> Site plan revised, please see drawings sheet 1. <br /> 4. Per EMC 19.08.050,the front porch must be 36 square feet in area and 6' in depth (see table 8-3).
