3214 Broadway Development Traffic Impact Analysis <br /> 1. DEVELOPMENT IDENTIFICATION <br /> Gibson Traffic Consultants, Inc. (GTC) has been retained to analyze the traffic impacts of the <br /> proposed 3214 Broadway Development. GTC is a professional traffic engineering consulting firm <br /> registered and licensed in the State of Washington. Brad Lincoln, responsible for this report and <br /> traffic analysis, is a licensed professional engineer(Civil)in the State of Washington and member <br /> of the Washington State section of ITE. <br /> The development will consist of 140 apartments in a 5-story building with 2 floors of parking. The <br /> development is located in the southwest corner of the intersection of Broadway Avenue and 32nd <br /> Street. The development is proposed to have one new access to 32nd Street and one new access to <br /> the alley along the west side of the site. The previous use on the site included a 3,200 square-foot <br /> (SF) commercial building and an independent paved parking lot. METHODOLOGY <br /> 2.1 General <br /> Trip generation calculations for the 3214 Broadway Development are based on average trip <br /> generation rates from the Institute of Transportation Engineers (ITE) Trip Generation, 9th Edition <br /> (2012). ITE Land Use Code 223,Mid-Rise Apartments,has been utilized for the proposed use and <br /> ITE Land Use Code 264, specialty retail, has been utilized for the existing 3,200 SF building. <br /> Parking lots are not typically considered trip generating land uses and therefore a trip generation <br /> calculations has not been performed for the independent parking lot. <br /> Gibson Traffic Consultants, Inc.
