This equates to a total allowed BMU <br /> building height of 75'. Our total height for roof forms not containing habitable space is 7' which <br /> meets the height bonus maximum of 10'. However,in order to allow for greater ceiling height <br /> our total proposed building height for habitable space is 68' which exceeds the maximum <br /> allowed height of 65' (see sheet A5.1). We are requesting the additional 3' of building height <br /> proposed for the habitable space be allowed as it does not cause the building to exceed the total <br /> allowed maximum height of 75'. There are taller buildings in the vicinity including a four story <br /> residential building on the adjacent block to the South (BMU Zone) and an eight story residential <br /> building one and a half blocks to the North(B-2 Zone). <br /> This request is not a result of a self-created hardship but rather the exceptional <br /> circumstances regarding the size, shape and topography of the subject property. Please refer to <br /> sheet A5.1 which illustrates a 13'-4" slope differential from the West alleyway to the East side of <br /> the subject property that borders Broadway Ave. This topographical hardship raises the base <br /> elevation and specifically causes the 3' habitable space building height overage for which we are <br /> requesting the variance. As part of this land use application we have submitted a variance <br /> application for design modification approval of the height variance. <br /> We look forward to working with the City of Everett on this development that will bring <br /> additional residents to live in the downtown area.
