I
I
Geotechnical Report
IRiverside Business Park, Lots 2 and 4
Riverside Road
Everett, Washington
I
1.0 PROJECT DESCRIPTION
IThe project consists of developing Lots 2 and 4 comprising approximately 11 acres of land at the Riverside
Business Park in Everett, Washington. Sheet GP-01, dated November 16, 2016 prepared by The Blueline Group
I indicates development will include construction of two industrial buildings with associated infrastructure
improvements. Buildings A and B will have footprint areas of 98,000 and 110,700 square feet, respectively.
Each of the buildings will have their floors constructed at Elev. 20.25. Loading docks are planned at the south
I
side of Building A and the east side of Building B.
We expect the building will be constructed using precast concrete tilt up wall panels with interior isolated
I columns supporting the roof framing. We anticipate structural loading will be light, with columns carrying 100
to 150 kips and continuous bearing walls carrying 4 to 6 kips per lineal foot. Product loading on the floor slab is
not expected to exceed 350 pounds per square foot.
IThe recommendations contained in the following sections of this report are based on the above design features.
We should review any changes in the geotechnical aspects of the design plans as they are developed to verify that
Iour recommendations are valid for the proposed construction and to amend or modify our report, as necessary.
I2.0 SCOPE OF WORK
Our scope of work was completed in general accordance with our authorized proposal dated October 25, 2016.
On November 21 and 22, 2016, six Cone Penetration Tests (CPTs) were advanced at the site to depths of 60 and
I
60.5 feet. Using the information obtained from our subsurface exploration, we performed analyses to develop
geotechnical engineering recommendations for project design and construction.
ISpecifically,this report addresses the following:
• Soil and groundwater conditions
• Seismic
• Site preparation and grading including recommendations for building preload or surcharge to mitigate
floor and foundation settlement.
• Foundations
I • Floor slabs
• Lateral earth pressures for wall design
I • Subsurface drainage
• Utilities
I • Pavements
