I am the planner assigned to the land use review of <br /> this application. <br /> Before proceeding with our review, Planning requires the following comments and correction items to be addressed: <br /> • Lot Coverage. Please revise the "Structure Lot Coverage", "Existing Lot Coverage" and "Proposed Lot Coverage" <br /> tables on the Site Plan (A1). The 312 sq ft. exist. covered area garage should be included in the structure lot <br /> coverage calculation, per the definition of Lot coverage by building in EMC 19.04.040. The site plan shows a 46' <br /> x 120' lot, which would yield 5,520 sq. ft. lot area. If reductions have been made in net square footage in <br /> accordance with EMC 19.06.040, indicate these on the site plan. <br /> • NOTE: 2232 Chestnut Street is in the R-2 zone. The maximum lot coverage by building for this zone is <br /> 40% (See Table 6-1). The proposed addition would exceed this threshold,yielding approximately 43% <br /> coverage with the inclusion of the covered garage area and larger lot area calculation. Please revise <br /> plans to ensure compliance with this standard. <br /> • Fencing. Please include the location and height of existing and proposed fencing on Site Plan. <br /> Please note that the above comments do not constitute a thorough plan check review. These comments are only <br /> related to the land use code and do not account for all possible requirements from Planning or other departmental <br /> reviewers. <br /> Re-submittal instructions can be accessed here. Please submit, at minimum,two copies of any revised <br /> documents/plans. This application is on hold for further Planning review until the requested revisions have been <br /> received. Additional comments or corrections may be required upon review of the requested information. <br /> Please utilize the Online Permitting Portal to check on the status of all reviews.
