During our building inspection it was confirmed that the existing railing at each balcony level met
the minimum height required by the code (97UBC) at the original date of approval. However, it
appears the minimum intermediate spacing of the vertical pickets appear to be at or greater than
the minimum required four inches. Further, the railing method of attachment at some locations to
the building appears inadequate and will require further structural analysis to confirm structural
adequacy and/or corrective action.
It is our intent to apply for all the necessary permits, as required by the City of Everett, including all
supporting plans, calculations, and testing, as needed, to satisfy the code and building official. All
submittals and installation means/methods will be prepared under the direct supervision of a
Washington State Registered Engineer.
We look forward to working with the City of Everett and thank you for your guidance in this matter.
If you have any further questions or concerns, please do not hesitate to call.
Sincerely,
Glen Merkel
