As we discussed,the drawings appear to be going in the <br /> right direction, but they still have significant deficiencies and errors. I have approved the project for intake at this time <br /> and currently have its status marked as Under Review. I will keep it on my desk until next Friday (05/06/2022) in the <br /> event that the design team can resolve all comments by that time. If the comments cannot be resolve by that time, I will <br /> issue a formal correction letter. <br /> If you feel a meeting with the entire design team is needed to discuss further, please let me know ASAP so we can get <br /> this scheduled and move the project forward. I am available today and tomorrow with sufficient notice. <br /> I can review an advance set of electronic drawings. Please note this is not our standard procedure, and should not be <br /> used by the design team as a back-and-forth exercise to fix the drawings. The intent is for the design team to fix all <br /> issues and provide an electronic set for review and verification prior to printing. If I see any remaining issues, I'll notify <br /> them so they can address. <br /> The following comments have been abbreviated for expediency and do not provide exhaustive direction. The design <br /> team is responsible expand upon these as necessary to fix all omissions in the construction drawings. <br /> 1. The drawings only include an existing floor plan on Sheet A4 that generally indicates all work is existing. Per <br /> commend below, there are modifications and missing work. It is recommended that separated existing and <br /> proposed floor plans be provided, showing the demolition and new work, respectively. <br /> 2. The floor plan on Sheet A4 shows all walls as existing. However, work to be shown includes but is not limited: <br /> a. Expanding the master bedroom. <br /> b. Creating a new opening between the living room and foyer. <br /> c. Changing bathroom fixtures. <br /> d. Expanding Bedroom 2 on the existing deck <br /> e. The master and bedroom 2 changes impact openings and structural framing on the west wall. <br /> f. The exterior door to the laundry room is missing. <br /> g. The kitchen area is missing. <br /> h. Stairs are required between the kitchen and living room. A guard is recommended along the step where <br /> stairs are not provided. <br /> i. The exterior stairs should specify handrails. <br /> j. Some new windows and doors are being installed. <br /> k. Specify the locations and types of heating and waterheating systems in the house. Tank waterheaters <br /> should specify seismic straps. <br /> 3. Several of the architectural comments from the last review letter have not been adequately addressed. Some <br /> items have been partially addressed with notes only. All work should be shown in the plans, such as the <br /> locations of smoke/CO alarms. Please review all architectural comments and updated the drawings <br /> accordingly. Generalized statements of code requirements and references to code sections should not be used <br /> in lieu of providing the requirements selected for this project in the construction drawings. <br /> 1 <br />
