4.2 HISTORICAL USE OF ADJOINING PROPERTIES
This section describes the findings of SoundEarth's research into the historical usage of the adjoining
properties. These adjoining properties are depicted on Figure 2.
North-Adjoining Property
A 1924-vintage single-family residence (921 Broadway) was moved to the north-adjoining property in
1952. The residence was demolished in 2012. The property is currently used by Everett Community
College as a pedestrian walkway.
East-Adjoining Property
An unidentified structure is located on the east-adjoining property in the 1947 aerial photograph. The
structure appears to have been removed by 1955. In 1961 a two-story, wood-framed motel was
constructed on the property. Heat was provided by electric baseboards. The motel was demolished in
2012 and the existing three-story Index Hall building and parking lot for Everett Community College (952
North Broadway) was constructed on the property.
South-Adjoining Property
The south-adjoining property was initially developed with a commercial building between 1950 and
1952. The building was occupied by a barbecue restaurant in 1953. The restaurant was demolished in
1960 and a one-story, concrete block-framed retail gasoline service station (1010 North Broadway) was
constructed on the property. Heat was provided by electric baseboards and a suspended natural gas
heater. A Richfield-branded service station operated on the property until 1973 when the building was
converted to a tavern. The portion under the canopy was enclosed in 1977. The building was
demolished in 2012 and a parking lot was constructed on the property. The existing Starbucks coffee
shop was constructed on the property in 2014.
West-Adjoining Property
A single-family residence was constructed west of the Property across Broadway Avenue by 1947. A
second residence was constructed northwest of the Property between 1947 and 1950. The residences
were demolished between 1994 and 1999 and the existing parking lot for Everett Community College
was constructed on the property.
The southwest-adjoining property was developed with the existing single-family residence (1002
Broadway Avenue) in 1944. Heat is provided by a natural gas-burning hot air furnace.
4.3 HISTORICAL USE OF SURROUNDING PROPERTIES
Between 1950 and 1953, a retail gasoline service station was constructed south of the south-adjoining
property, approximately 160 feet south of the Property. An automotive repair facility was constructed
south of the retail gasoline service station by 1955. Both buildings were demolished by 1968.
A retail gasoline service station operated approximately 215 feet northeast of the Property between at
least 1962 and 1989. A retail gasoline service station operated approximately 275 feet southeast of the
Property between at least 1928 and 1953.
SoundEarth Strategies,Inc. 7 February 16,2015
