• <br /> PUBLIC WORKS <br /> #111PWitip�ETT <br /> MEMORANDUM <br /> TO: John Jimmerson, Planning Department <br /> FROM: Engineering/Public Services Department <br /> DATE: July 11, 2018 <br /> SUBJECT: SEPA Checklist Review No. SEPA 18-010 <br /> PROPOSAL: 94 Space Parking Lot. <br /> LOCATION: 11625 Airport Rd. <br /> A review of this project by the Engineering/Public Services Department indicates that the following <br /> conditions should apply: <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, <br /> showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br /> erosion control, and all required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved and warranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 4. Stormwater shall be managed in accordance with the City's 2010 Storm water Management <br /> Manual". <br /> 5. Approval of construction plans will require demonstration that all pertinent standards and <br /> regulations are met. <br /> 6. Lack of comment on the plans submitted with the application does not constitute approval of <br /> these plans. <br /> 7. A two year guarantee is required for private retention/detention or other drainage <br /> treatment/abatement facilities serving areas larger than one acre. <br /> 8. The construction plans must be designed from a site survey performed by a licensed State of <br /> Washington land surveyor. <br /> 9. All exposed ground must be reseeded within 30 days of the completion of construction. If <br /> reseeding is not practical due to weather or seasonal problems, the ground must be covered with <br /> mulch as directed by the City Engineer. <br />
